Former Firestone site ready for redevelopment; 
Class A tower, street-level retail, possible restaurant on the horizon.


NASHVILLE, Tenn. – GBT Realty Corporation, a leading national commercial development and investment company headquartered in Brentwood, Tenn., closed on the remaining parcel for its ONE22ONE Broadway office tower. Acquired for $3 million, the .20-acre parcel brings the future development site to.78 acres.  The transaction was finalized last month.

“With the final parcel acquired, we are preparing to move into the construction phase for ONE22ONE,” explains George Tomlin, president and CEO of GBT Realty. “ONE22ONE is designed to be an exceptional, original and iconic addition to Nashville’s Class A office market. It is strategically located at the main entry to the Central Business District on Broadway and is easily accessed by car as well as by foot.

“Leasing interest is significant, and negotiations have advanced with several tenants,” continues Tomlin.  Current development plans include 365,000 sq. ft. of GLA across at least 23 floors. The first two levels are expected to include approximately 15,000 sq. ft. of retail and restaurants along with service providers that appeal to the urban consumer as well as the office worker.  “The deployment of more amenities on this block improves its overall connectivity and takes street activation to another level throughout the urban district,” states Tomlin.

“One of the project’s most impressive features is its connectivity,” shares Tomlin.  The site offers direct access to Interstate 40 along with downtown Nashville and is also within walking distance of popular restaurants throughout the Gulch as well as the adjacent Whole Foods Market expected to open this year.  The tower’s accessibility along with its luxury redefining features, which includes an 11th floor amenity deck and café, has captured the attention of potential tenants.

“We’ve designed this tower to be a stunning addition to the skyline that will redefine the Broadway gateway to downtown Nashville,” concludes Tomlin. Gresham Smith & Partners leads the architect and design team, and Brasfield & Gorrie is the general contractor.
