GBT REALTY UNVEILS CLASS A OFFICE TOWER AT GATEWAY TO DOWNTOWN NASHVILLE
Strategically located former Firestone site at 1221 Broadway to be transformed into a striking Class A tower; with street level retail, project will further enliven and connect Nashville’s top urban district.
NASHVILLE, Tenn. – After purchasing the former Firestone site at 1221 Broadway in Nashville’s Gulch neighborhood in late 2018, GBT Realty Corporation, a leading national commercial development and investment company headquartered in Brentwood, Tenn., unveils its plans for a strikingly designed, luxury redefining, Class A office tower.
“We’ve designed this tower to be a stunning addition to the skyline that will redefine the Broadway gateway entering downtown Nashville,” states George Tomlin, president and CEO of GBT Realty. “1221 Broadway will be a premiere corporate address in Nashville. Being in the Gulch, it will offer workers immediate walkability to apartments, restaurants, entertainment and grocery. With a Broadway address, the site also has quick connectivity to the center of downtown, out of downtown, and onto I-40 and I-65.”

In addition to the Firestone site, GBT has a neighboring site under contract that would bring the project footprint total to 0.77 acres. As GBT addresses the needs of potential tenants, total rentable square footage of the final design will fall between 365,000 and 500,000 sq. ft. Coinciding with the square footage, the building’s height will be between 23 and 27 stories. At the ground level, GBT will lease approximately 7,000 sq. ft. of retail, which will bring further connectivity and street activation throughout the urban district.
The project falls within the Downtown Code and will seek to earn bonus height by delivering elements like street activation and exceptional design. It is tentatively expected to be delivered in 2022.
Gresham Smith & Partners will lead the architect and design team while Brasfield & Gorrie is the general contractor. CBRE brokers Taylor Hillenmeyer, Janelle Gallagher, Frank Thomasson and Byran Fort will market the site.
